Personal data means any information relating to an identified or identifiable natural person.

We process personal data in accordance with the Swiss Federal Act on Data Protection (FADP), the Ordinance to the Federal Act on Data Protection (DSO), and, where applicable, the EU General Data Protection Regulation (GDPR).
2. Data Controller
AAS Apartment Service AG, Staffelstrasse 12, 8045 Zurich, is responsible for processing your personal data collected or received in connection with the rental of furnished or unfurnished apartments.
3. Collection and Processing of Personal Data
We collect data that is necessary for renting our apartments or handling your inquiries. This includes, in particular:
- Personal information and contact details (e.g., name, address, phone number, email address, date of birth, nationality, and if applicable, a copy of an ID)
- Correspondence with you (via email, post, or other communication channels)
- Contract-related information (e.g., rental period, payment details, special requests)
- Technical information collected automatically when you visit our website (server logs), such as IP address, date/time of access, browser type, and operating system.
4. Purposes of Data Processing
We process your personal data for the following purposes:
- Handling inquiries: in particular, to respond to your contact requests
- Contract processing: including preparation, conclusion, and execution of rental agreements
- Compliance with legal obligations: such as statutory retention requirements or cooperation with authorities
- Performance and reach measurement: to fix errors, enhance popular content, or implement improvements
- Operation and security of our website: specifically, to ensure that we can carry out our activities and operations in a sustainable, user-friendly, secure, and reliable manner.
5. Use of the Website
5.1 Web Analytics Service
We aim to measure the success and reach of our activities. For this purpose, IP adresses of individual users may be collected. IP addresses are generally shortened (“IP masking”) in order to comply with the principle of data minimization through appropriate pseudonymization.

- Google Maps: We use the Google Maps service to display the locations of our properties. 5.4 Advertising
We take advantage of the opportunity to display targeted advertisements for our activities and operations on third-party platforms, such as social media platforms and search engines.
With this type of advertising, we aim in particular to reach people who are already interested in our activities and operations or who might be interested in them (remarketing and targeting). To this end, we may share relevant information—including, where applicable, personal data—with third parties that enable such advertising. We can also determine whether our advertising is successful—specifically, whether it leads to visits to our website (conversion tracking).
Third parties with whom we advertise and with whom you, as a user, have an account may, in some cases, associate your use of our website with your profile on their platform.

5.5 Chatbot
We allow you to submit questions and concerns via a chatbot on our website. Chatbots are tools that automatically receive and respond to inquiries. Our chatbot is based on artificial intelligence, specifically on what is known as a “large language model.” You are not communicating with a human.
In this context, we process, in particular, the information you provide to us, including the history of the conversation, as well as the IP address used and the date and time. This information is necessary to respond to and track inquiries, as well as to ensure protection against misuse, which is in our overriding legitimate interest. We may store such information in a spreadsheet or using similar tools.
You may not transmit any sensitive personal data or other confidential information via the chatbot. For such matters, please use our other contact options.
We use selected services from suitable providers to make the chatbot available.

Upon request, we will gladly provide data subjects with information about any guarantees or provide a copy of any guarantees.
11. Obligations of Data Subjects
When making a rental enquiry or entering into a rental agreement, you must provide us with the personal data necessary to process the enquiry, prepare and execute the rental agreement, and fulfill the associated obligations. Without this data, we are generally unable to process your enquiry or conclude a contract with you.
When you visit our website, certain technical information (e.g., IP address) must be transmitted to ensure the secure and smooth operation and functioning of the website.
If you provide us with personal data of other persons (e.g., co-tenants or business partners), please ensure that these persons are aware of this privacy policy and that you are authorized to pass on their data to us.
